Robert J. Zulkoski (Bob) is a veteran investor and finance executive with over 40 years of experience in commercial real estate, private equity, and impact investing, having overseen more than $5B in capital deployment. He began his career at Kidder Peabody and GE Capital, later becoming a founding Director of Colony Capital and CEO of its Asia Pacific division, before founding Pangaea Capital. After Pangaea’s acquisition by Oaktree, Bob led its Asia Special Situations and Real Estate team, earning industry recognition for his leadership in high-profile transactions. Today, he focuses on sustainable finance through roles at Conduit Capital, RuralWorks Partners, and the Talana Impact Fund.

Joe Stevens brings over 30 years of experience in commercial real estate, with deep expertise in structured finance, capital markets, and equity investing across diverse strategies and asset classes. He has held senior roles at REITs, financial institutions, and private equity firms, cultivating a national network of relationships with borrowers and investors. As a key leader at Annaly Commercial Real Estate, Joe helped scale a $3B platform, launched a $650MM JV equity program, and built a high-performing origination team. His prior roles include leadership positions at CIBC and Kimco Realty, where he drove high-return investments and M&A activity, and earlier career experience at GE Capital Real Estate.

Greg Kiely is a seasoned commercial real estate professional with experience across economic cycles at both established institutions and startup platforms. Most recently, he served in JPMorgan’s CRE Lending Solutions Group, originating over $1B in non-recourse loans and leading the firm’s expansion into new asset classes like film studios and multi-tiered warehouses. Prior to that, he was instrumental in building Annaly’s CRE platform, overseeing underwriting, credit structuring, asset management, and operational infrastructure. Greg’s earlier roles at Barclays, CIBC, and Credit Suisse further solidified his expertise in underwriting, distressed assets, and capital markets.

Melissa Obegi is a seasoned fund management executive with global experience across private equity, credit, and blended finance, consistently aligning strong financial performance with environmental and social impact. She is currently President of Conduit Capital US, where she leads thematic impact investment strategies focused on climate solutions, inclusive finance, and sustainable infrastructure. Her prior roles include Asia General Counsel at Bain Capital and Managing Director at Oaktree Capital, where she supported multi-billion-dollar strategies and led fund structuring, governance, and risk management. Melissa began her investment career at OPIC and holds a J.D. from UCLA and a B.Sc. from Georgetown’s School of Foreign Service.

Andy Childs is a seasoned CFO with expertise in private equity, hospitality, and renewable energy, currently leading finance at SCP with oversight of fund valuation and sustainability-linked loan origination targeting $1.5B. Previously, he served as CFO of Soho House North America, managing a $350M P&L and leading major restructurings and retrofit investments. As CFO and Board Member at SUNation Energy, he raised $20M and scaled the solar EPC pipeline, and at Conduit Capital, he led fund operations and capital strategy, including a $100M SPAC and $50M raise. Andy brings deep experience in capital markets, structured finance, and mission-driven growth.

Madeline Brumberg is an operations & sustainability expert with an MBA specializing in sustainable innovation. With extensive experience in program management, process optimization, and stakeholder engagement, she has led initiatives across various sectors to foster systemic change and advance equity. Madeline excels at transforming complex challenges into actionable solutions, leveraging her expertise in sustainability and data management to drive impactful outcomes. Her background includes building and refining processes in startup environments, enhancing operational efficiency, and promoting climate solutions.
