Robert J. Zulkoski (Bob) is a veteran investor and finance executive with over 40 years of experience in commercial real estate, private equity, and impact investing, having overseen more than $5B in capital deployment. He began his career at Kidder Peabody and GE Capital, later becoming a founding Director of Colony Capital and CEO of its Asia Pacific division, before founding Pangaea Capital. After Pangaea’s acquisition by Oaktree, Bob led its Asia Special Situations and Real Estate team, earning industry recognition for his leadership in high-profile transactions. Today, he focuses on sustainable finance through roles at Conduit Capital, RuralWorks Partners, and the Talana Impact Fund.

As a key leader at Annaly Commercial Real Estate, Joe helped scale a $3B platform, launched a $650MM JV equity program, and built a high-performing origination team. His prior roles include leadership positions at CIBC and Kimco Realty, where he drove high-return investments and M&A activity, and earlier career experience at GE Capital Real Estate.

Greg Kiely is a seasoned commercial real estate professional with experience across economic cycles at both established institutions and startup platforms. Most recently, he served in JPMorgan’s CRE Lending Solutions Group, originating over $1B in non-recourse loans and leading the firm’s expansion into new asset classes like film studios and multi-tiered warehouses. Prior to that, he was instrumental in building Annaly’s CRE platform, overseeing underwriting, credit structuring, asset management, and operational infrastructure. Greg’s earlier roles at Barclays, CIBC, and Credit Suisse further solidified his expertise in underwriting, distressed assets, and capital markets.
